FI Real Estate Management (FIREM) is pleased to present its idea for its new commercial development at Land at 102 Tenth Avenue, Deeside, situated off the main business park estate road within Deeside Industrial Estate CH5 2UA. 

Deeside Industrial Estate is a strategically located and important employment location for Flintshire. Subsequently, investment in new premises is central to maintaining the presence of existing businesses and encouraging new enterprises to the area. 

FIREM consider that new commercial units will respond to demand for new, modern, fit-for purpose premises that will be made available on flexible leases to start up enterprises, expanding local businesses and companies wishing to relocate to the area. 

The Proposal

In advance of the submission of a planning application to Flintshire County Council, we are seeking views on our draft proposals. 

The indicative Masterplan shows the demolition of the existing, single use building that is vacant and in an uneconomic state of repair and does not meet the needs of potential occupiers wanting to expand their business or relocate to the area. Our proposal redevelops the site into a single terrace that accommodates 4 commercial units. The units will range in size from 1681m² to 1701m² and will be targeted for occupation by small and medium sized enterprises, offered on flexible leases to promote growth and expansion of local businesses and bring new business interest into the area. 

Vehicular access will be via Tenth Avenue, through the existing industrial estate. 

The proposals take the opportunity to improve the existing landscape and biodiversity quality of the site by removing a small number of low-quality trees to allow the entrance to be realigned. These are to be replaced by higher quality specimens in more suitable locations. 

If the Local Authority granted planning permission, then work on site would be planned to start in Autumn 2023 with units available from Summer 2024.  The estimated construction costs for the project are £5 million and the completed project is expected to generate up to 180 full time jobs. 

FIREM’s construction division will deliver the scheme (subject to planning) and work closely with the local council and supply chain to offer employment opportunities to local people.
