This consultation is open for comments and feedback from the public and businesses alike until 5th April 2022 . All information and documents are presented in draft format so that any comments can be collated, evaluated and if appropriate, incorporated into our proposals prior to the submission of a formal planning application.
The consultation is undertaken in compliance with the Town & Country Planning Act, 1990 and provisions of the Town & Country Planning (Development Management Procedure) (Wales) Order, 2012 and related guidance published by the Welsh Government and Wrexham Borough Council
FI Real Estate Management (FIREM) is pleased to present its ideas for development proposals at Site 5 Clywedog Road South, Wrexham Industrial Estate through this online exhibition and community consultation.
Wrexham Industrial Estate is the second largest such estate in the UK, host to over 300 companies, and a strategically important employment location for Wrexham and the wider North Wales economy. Investment in new premises is central to maintaining the presence of existing businesses and encouraging new enterprises. FIREM consider the existing units no longer meet modern business needs, falling short on accommodation standards now sought.
FIREM is developing its proposals for development of Site 5 to respond to this demand for new, modern, suitable industrial and commercial unit. This is a revision to the consented scheme in 2020 for two separate buildings, one subdivided into 5 smaller units. This new, single unit scheme is seen to better respond to demand and strike a balance with FIREM’s proposal for smaller units at a redeveloped Bridgeway Centre.
We believe this proposal will enhance the quality units on offer within the Estate, providing a boost to employment in Wrexham.
FIREM hopes to bring forward development in late 2022 following grant of planning permission.
Our proposal will create a B8 Industrial unit extending to 10,938 sqm (117,735 sqft) of floorspace (GIA) for industrial or warehousing use along with an additional 3,210 sqm (34,552sqft) of floorspace (GIA) to be used as ancillary office space.
The nature of the unit and the scale and configuration of the proposed floorspace makes it ideal for warehousing and distribution purposes. The proposed unit will face west towards Clywedog Road South and will be sited in the rear section of the site. The proposed service yard/unloading bays and HGV parking will be located to the front of the western elevation of the proposed unit and will utilise the existing vehicular access into the site off Clywedog Road suitably improved. A separate access to serve a dedicated car parking area will be provided further to the south of the existing access also off Clywedog Road South.
