FI Real Estate Management (FIREM) is pleased to present its ideas for its new commercial development at Lynch Wood Business Park, situated off the main business park estate road, Lynch Wood, Peterborough PE2 6FZ.

Lynch Wood Business Park is a strategically located, important employment location for Peterborough and the local economy.  Subsequently, investment in new premises is central to maintaining the presence of existing businesses and encouraging new enterprises to the area.

FIREM consider that new commercial units will respond to demand for new, modern, fit-for purpose premises that will be made available on flexible leases to a range of business enterprises including start – ups, expanding local business and companies wishing to locate to the area.

The Proposal

In advance of the submission of a planning application to Peterborough City Council, we are seeking views on our draft proposals.

The indicative Masterplan shows a development of six terraces across 2 courtyards and comprising 27 commercial units in total.  The units will range in size from 50m² to 460m² and will be targeted for occupation by small and medium sized enterprises, offered on flexible leases to promote growth and expansion of local businesses.

Vehicular access will be via Lynch Wood, through the existing business park.  There will be no new vehicular access from Wistow Way.

A new pedestrian and cycle access will be provided onto Wistow Way to promote connectivity and sustainable methods of travel.

The existing trees to the boundaries will be retained, or where required, low quality specimens replaced with higher quality as part of the site’s biodiversity enhancement.

If the Local Authority granted planning permission, then work on site would be planned to start in summer 2023 with units available from Spring 2024.  The estimated construction costs for the project are £5 million and the completed project is expected to generate 125 new jobs.

FIREM’s construction division will deliver the scheme (subject to planning) and work closely with the local council and supply chain to offer employment opportunities to local people.
